Worked example

Suppose you put S$100,000 into a Singapore REIT yielding 6 percent in distributions. The annual distribution is S$100,000 times 6 percent, which is S$6,000, or about S$500 a month. For an individual investor that S$6,000 is generally tax-free, so the full amount reaches you, and there is no capital gains tax if the units later rise in value.

The yield is the key variable. The same S$100,000 at a more conservative 4 percent yield pays S$4,000 a year, while a higher-risk 8 percent name would pay S$8,000. A high yield is not free, though: it often reflects a higher gearing ratio or weaker outlook, so the headline number should be weighed against the quality and stability of the underlying property income. S-REITs must distribute at least 90 percent of their taxable income, which is why they are a staple for passive income here.

How it is calculated

The annual distribution is simply the amount invested multiplied by the distribution yield, and the monthly equivalent is that figure divided by twelve. No tax is deducted, because distributions from Singapore-listed REITs are generally tax-exempt in the hands of individual investors, with the narrow exception of distributions paid out of a REIT’s taxable trading income. There is also no capital gains tax on the units. The yield you enter is the trailing or forward distribution yield quoted for the REIT, so the output is only as reliable as that figure: distributions can be cut if occupancy or rents fall, and a very high quoted yield can signal elevated risk rather than a bargain. The tool assumes the full sum is invested at the stated yield with no fees.

Are S-REIT distributions taxed?
For individual investors, distributions from Singapore-listed REITs are generally tax-exempt under Section 43(2A) of the Singapore Income Tax Act, with a narrow exception for distributions paid out of a REIT taxable trading income. S-REITs must distribute at least 90 percent of their taxable income to qualify for tax transparency treatment. There is no capital gains tax on the units either, so the full distribution typically reaches the investor untouched.
How is the distribution yield calculated?
The distribution yield is the annual distribution per unit divided by the current unit price, expressed as a percentage. For example, if a REIT pays S$0.06 per unit in distributions and the unit trades at S$1.00, the yield is 6 percent. This calculator multiplies the yield by the amount you invested to estimate your annual income. Because both the distribution per unit and the unit price change over time, the yield you enter today may differ from what you actually receive.
Do CPF funds qualify for S-REIT investment?
Yes. S-REITs listed on the Singapore Exchange that are included on the CPF Investment Scheme (CPFIS) approved list can be purchased using Ordinary Account (OA) funds. The current CPF OA interest rate is 2.5 percent per annum (with an extra 1 percent on the first S$20,000 for members below age 55), so you should compare that guaranteed rate against the REIT yield and the associated market risk before diverting CPF savings.
What risks should I be aware of before investing in S-REITs?
A high quoted yield can reflect elevated risk rather than a bargain. Key risks include rising interest rates (which increase borrowing costs and can compress valuations), falling occupancy or rental reversions in the underlying properties, currency risk for REITs with overseas assets, and gearing limits set by MAS (currently 50 percent of total assets). REIT distributions are not guaranteed, and a cut in distributions will directly reduce the income this calculator estimates.
