How it is calculated
Victoria land transfer duty is calculated on the higher of the purchase price and the property's market value. The calculator applies the standard VIC progressive schedule band by band: 1.4 percent on $0 to $25,000; 2.4 percent on $25,001 to $50,000; 3 percent on $50,001 to $75,000; 3.5 percent on $75,001 to $100,000; 4.5 percent on $100,001 to $130,000; 5.5 percent on $130,001 to $960,000; 6 percent on $960,001 to $2,000,000; and 6.5 percent on amounts above $2,000,000. For first home buyers, the tool checks whether the price is at or below $600,000 (full exemption), between $600,001 and $750,000 (sliding concession), or above $750,000 (full duty). Victoria is consistently the most expensive state for stamp duty among Australian states, particularly in the $500,000 to $1,000,000 price range.
