How it is calculated

Tasmania transfer duty is assessed on the higher of the dutiable value and the consideration paid. The calculator applies the Tasmanian progressive schedule band by band: 1.75 percent on $0 to $3,000; 2.25 percent on $3,001 to $25,000; 3 percent on $25,001 to $50,000; 3.5 percent on $50,001 to $75,000; 4 percent on $75,001 to $200,000; 4.25 percent on $200,001 to $525,000; and 4.5 percent on amounts above $525,000 up to $725,000, with the same 4.5 percent continuing above that point. For first home buyers purchasing established homes priced at $750,000 or below, the calculator applies a 50 percent concession on the calculated duty. The result is an estimate only. The State Revenue Office Tasmania provides the exact figure. Foreign-buyer surcharges, off-the-plan adjustments, and pensioner concessions are not modelled.
